The Board is happy to announce the re-roofing of all buildings in Villas Section 2 has been completed per the award given to us by insurance and each has been quality checked and signed off.

The Board finalized and signed the new Alternate Election Procedure, Amendment to the Bylaws. This will prevent the Board from having to cancel and reschedule the Elections over and over again due to lack of votes (which has happened one too many times). Read the doc at the Documents & Links page.
The 2018 Audit for College Place has been finalized and posted to the website on the docs page.
We're excited to announce that we have drained the swamp (literally) and filled in the entire area. No more muddy mosquito breeding ground! Enjoy.
The Board of Directors recently approved a bid from HouScape Landscaping to address the water that has been standing in this area for a while (and creating a mosquito issue). HouScape is in the process of removing some trees, and grading and filling in the low lying areas with dirt and sod which will be a huge improvement.
The HOA is having new signs installed at the lake that better explains reminders and prohibitions - like no swimming or fireworks. They will be installed soon.

Click to Read AccomplishmentsThe HOA has engaged Candy & Canday to perform an audit for 2018. This will take several months and we don't expect any issues to arise.
The annual renewal of insurance has hit us and Leyendecker, our management company, was able to get the finance rate reduced from 13.75% last year to 6.959% this year (reduced over 50%) saving us money. Also, the townhomes were budgeted $142,810 for 2019 insurance, but the final total came in at only $129,185.21 so we will be under budget by -$13,624.79. A great way to start off the year.
At this Regular Board meeting, the Board passed the proposed 2019 Budget for College Place. Good news: We're doing very well, bringing in a lot of past due accounts and the yearly assessment has not been raised.
The College Place HOA was excited to have been able to host another successful and FUN National Night Out. If you missed it, we had two bouncy houses, a face painter, a balloon artist and great food from Ritter's. Also, we got to meet some of our local police officers including two Deputy Constables and three HPD offices – and the kids got to play in police vehicles. A fun time for all was had. Don't miss this next year.
We have approved a bid and scheduled for the removal of the tree growing in the outlet flow of the lake which blocks the view of the lake fountain and is possibly restricting the flow of the lake's outlet system (which is important to prevent flooding). The removal is scheduled for the week of September 17th-21st.
The Board is excited to announce that we received a $11,738.49 reimbursement check from insurance through M.U.D. for the fountain replacement in July 2018. With this reimbursement, the brand new fountain, complete with installation, only cost the neighborhood $1,000. This is HUGE.
The Board has voted and the cleanup of graffiti in various places in the neighborhood is on the short list.
The new lake fountain has been installed and looks great! Be sure to drive/walk by and take a look.
The Board has voted on resetting all the currently leaning lake benches and make them usable again. This repair is in the works!
The Board has voted to have the large tree growing in the outlet flow of the lake removed. This tree currently is blocking the view of the lake fountain and is possibly restricting the flow of the lake's outlet system (which helps drain water from our neighborhood). LMS is contacting MUD to get this project underway.

The HOA has approved a great new lake fountain to replace the current old and long broken one. It is expected to take about a month for the equipment to arrive and to get installed.

Today, the Board voted to proceed with the Villas Section 1 re-roofing of all 48 buildings as a result of an award the Association received from the insurance company for prior hail damage. Work will begin Monday, May 21, 2018. Contact LMS if you have any questions. Section 1 Map
